Business Background

MRCB-Quill REIT is a real estate investment trust. The company is engaged in the acquisition of an investment in commercial properties including office, retail assets, car park and other commercial building. Its properties are in Cyberjaya, Shah Alam, Petaling Jaya, Kuala Lumpur and Penang. MRCB-Quill tenant mix includes oil and gas, retail, government-linked office, logistics, banking, insurance, information technology/electronics, automotive, property/construction, education, services, manufacturing and fast-moving consumer goods.

reitpulse MQREIT performance is declining over the years and things might only get worse in FY20. If you look at the tenancy renewal in FY19 itself, 8% of the lease due for renewal for that year wasn't renewed. Looking forward to FY20 and FY21, approximately 37% of the lease will be due to expire. With the MCO and impact from COVID-19, this would be an additional strain to the REIT manager.

kinuxian Office glut is concern as usual. However, if simple take assumption where 50% renewal for remaining lease on Y20, based on the article, it shall (3.56 + 2.94) / 2 = 3.25 for 2H20. Or annualized as 6.5 cents yearly dividend. Still a safe bet below 90cents if purely look at dividend yields per say.

Afterall, the possibility to recover back RM1 and above, leasing of QUILL 5 (ex-IBM) and platinum sentral in coming years are the key concern. As well as willingness of EPF pushing it for windows dressing.

kinuxian Yup, once market normalized, buy interest shall back to REIT sectors due to low interest rate as well as exceed liquidity thanks to QE.

10-year MGS ~ 2.59%, div yield gap more than 5% if we take 6.5cents return with TP 80cents.

If our PM8 tell the truth, perhaps they had chances grab bigger pies from existing customer like Google & Microsoft.

gordonramsay MQREIT is a lot more resilient than other retail REITs. Once contract is signed, it's for a few years and most of them are huge companies. Only concern is Platinum Sentral. Current price is a steal for stable dividend for the next 2 years. Close to being as good as my beef wellington.
