Business Background

Sunway Real Estate Investment Trust provides unitholders with a diversified portfolio of retail, hospitality, office and other real estate assets. Sunway REIT divides its property type into four categories: retail, hotel, office, and others. The retail properties, which include shopping malls and hypermarkets, generate the most revenue for the company. The retail properties’ tenants include department stores, supermarkets, cinemas, entertainment centres, fashion stores, convention centres, and others. The investment trust focuses on retail and mixed-use assets in cities and townships in Malaysia.

getingreal There is an estimated 13.76 million sq ft under construction in KL city (7.83 million sq ft), KL fringe (3.15 million sq ft) and Salangor (2.79 million sq ft). Knight Frank projects an increase of 12.7% in supply between 2020 and 2022. For anyone with half a brain its clear office occupancy rates and rentals are ow rapidly declining. Its definitely well past time to bail out of office buildings if you can. Negative growth and a decline in Capital value for the foreseeable future. The office boom has well and truly bust.
Our controlling shareholder is going to solve his problem by pumping his office building The Pinnacle into our Sunway Reit for 450 Million. I'm sure he has had the best Valuers that his money can buy to justify the price.
Reit owners need to think very carefully and vote according against this acquisition or we become his ATM.

reitpulse Overall, Sunway REIT historical performance has been fairly commendable with strong growth prospect. The REIT manager has successfully grown the REIT from 8 properties to a staggering 17 properties with another property due to be acquired. However, the decline in FY20 is mainly attributed to the uncertainty of the COVID-19 pandemic mainly in the hospitality and retail sector.

-Net property income yield lower than the borrowing cost
According to the 2020 annual report, Sunreit’s debt borrowing cost was 3.66%, but the net property yield of many of its properties is less than 3.66%, for example:
1)Sunway Putra Mall 3.3%
2)Sunway Resort Hotel 3.5%
3)Sunway Putra Hotel 2.5%
4)Sunway Hotel Georgetown 3.1%
5)Sunway Tower 0.2%
It is not because of COVID-19 if we zoom into FY2019, Sunreit’s debt borrowing cost was 4.02%, and the above Properties (except Sunway Hotel Georgetown) recorded a net property income yield below 4.02%
