MCT sits on an undeveloped land bank of about 500 acres (202.34ha) with 209.9 acres already touted for a project with an RM8 billion gross development value (GDV).

Following the Covid-19 pandemic and the ensuing enforcement of the Movement Control Order (“MCO”) by the Government of Malaysia effective from 18 March 2020 to 12 May 2020 and the Conditional Movement Control Order (“CMCO”) from 13 May 2020 to 9 June 2020. Bursa Malaysia Securities Berhad ("Bursa Securities") had vide its letter dated 16 April 2020 granted an extension of time (“EOT”) of up till 30 June 2020 for listed corporations to submit their quarterly reports which are originally due by 31 May 2020.  

 

In view of this, the Board of Directors of MCT wishes to announce that the Company will utilise the EOT granted by Bursa Securities for the submission of its quarterly results for the financial period ended 31 March 2020 by 30 June 2020.

Good123 Ayala is moving swiftly :). Meanwhile, the developer is looking to replenish its land bank and is focusing on the Klang Valley, where the demand for housing is still strong.

Chee reveals that the short-term strategy is to look for land that comes with a development order so that the turnover time is faster. For the mid to long term, the developer is looking for bigger tracts to build townships like Cybersouth.

“That kind of land bank strategy (townships) is more sustainable. The advantage of pocket developments is the fast turnover. But for the long term, townships can last the company for 10 to 15 years. We aim to become a township developer,” he says.

Moving forward, the developer’s direction is to build its presence around the Klang Valley. “We don’t want to put everything in Cyberjaya or Dengkil only. We are aggressively looking out for other locations to establish our presence,” says Chee.

Good123 good move. KUALA LUMPUR (April 29): Property developer MCT Bhd is doing its part to reduce the burden of Malaysian property purchasers with the introduction of rebates, cashbacks, discounts and a fully furnished package under a campaign called Sama Sama Special.

Happening throughout the movement control order (MCO) period, the campaign is targeted at homebuyers in the bottom 40% and middle 40% income groups (B40 and M40) with MCT offering an extended period to make initial deposits and rebates of up to RM20,000. 

The company is also extending a special rebate for healthcare and public service front-liners of the war against Covid-19, it said in a statement.

Among the current promotion is the easy ownership of Lakefront Homes in Cyberjaya, where buyers are given a three plus three months' grace period to seek end-financing facilities and pay the initial deposit of RM2,825 in smaller instalments.

Additionally, a cash incentive of RM10,000 will be provided to buyers who successfully secure loan facilities within three months from the date of booking. 

In the event that a loan is secured within three to six months from the booking date, buyers will be entitled to a RM5,000 cash incentive.

“Embracing the new norm, MCT is reaching out to its community of homeowners and potential buyers through video meetings, a WhatsApp video-call service, 360-degree virtual tours of show units as well as personalised online video presentation services from now to May 12 or until the MCO is lifted,” it said.

Val-Elta No MGO, just halt to give u chance to read AR and QR that they were late in submitting.. only submit this morning.

Hold or dispose is up to ur investment time/risk profile.
Their QR loss is mainly due to forex hedging, if RM weaken, the hedge will lose money.

From 31st Dec to 31st March RM weakend from 4.09 to 4.31 thus the hedge loss.
Assuming RM move within +- 5% from now, we can expect there's minimal hedge gain and loss every quarter from now on. The hedge is mostly a paper loss at this moment. But the weaker RM do mean, higher interest paid to holding company.

You're investing in the property sector Ravindran, and we all know the sector overall is still in the consolidation stage, possibly 1 year more for the V to begin..

However, considering also that we're at the bottom of property cycle, and MCT is still able to generate good sales, and profit.. this is actually commendable.

Their upcoming projects in PJ and SJ should also be of higher margin as it's in a hot and desirable area.

If you're talking about 3 months time frame, it's a sell-hold decison
3-6 months, ~ grey area here...
6-12 months, surely a hold, as the profit will kick in from their new projects.
